Disaster response dwelling prototype; also know as the Hurricane house and marketed as the Porch House by Lake|Flato, the San Antonio based concept developer.  I partnered with Lake|Flato Architects & the Katerra Phoenix Component design team to help develop a modular housing system that could deploy in response to future Fire, Hurricane, Flood, Earthquake or other natural disaster events.  In 2018 the project was suspended by Katerra however Lake|Flato continues development today.

Ohana Real Estate Investors – San Diego, CA

Maravilla Los Cabos is a privately funded ocean front development situated in the corridor between San Jose del Cabo and Cabo San Lucas. The property covers nearly 1500 acres of land and more than 2 miles of ocean frontage.

The 1st 250 acres of the phased development included land improvements for private beachfront pads, ocean view villas, condo product, a Montage hotel site, a beach club & spa coupled with golf, Federal land dedications and other amenities.

I executed and administered the infrastructure and amenity phase contracts of the project from 2012 to 2016 as vertical construction continue there today.  Please refer to the Field Summary for detailed work product or browse a few of the videos below:

VIDEO LOG:  Zylem Pump Station Install (1 of 4)

Lift Station #2: LS#2 was station two of four pumps that would handle approximately 250 acres of development for 36  ocean front single family lots, more than 300 condo units and amenity facilities which included a water park, 18 hole putting course and ocean club house.  The 4th station was installed for the Montage Hotel site prior to Hotel construction.  I worked with RBF Consulting in Southern California during the shop drawing development phase of the Xylem stations including field review and approval of technical data relative to field inverts, total head and other important manufacturing details.  Lift Station # 2 was next to some of the most prized real estate on the site and ultimately was made to be invisible and unnoticed by the community.

VIDEO LOG:  Viudas & Santa Maria Seawalls

Las Viudas Beach & Santa Maria Seawalls:  This video illustrates the constant threat and assault the converging Sea of Cortez and Pacific ocean can have on coastal projects.  The first wall (Las Viudas beach) was built to create additional waterfront acreage and included a culvert structure crossing an adjacent wash.  The 1/2 acre lot on the point sold for over $21MM dollars and was one of the most spectacular views on site.  The Viudas seawall was a cast-in-place gravity wall clad with natural stone from a near by quarry.
The Santa Maria wall was created to protect an existing palapa structure used by Sales – this was a vital sales tool for the sustained development of the project.  The Santa Maria wall has a sheet pile base (to protect against ocean scour) with a gravity wall cap clad in natural stone.
Both of these projects were consulted with Moffat Nichol costal engineers.  I worked directly with engineers during precon and construction.  We executed these projects during the summer storm season and paid a heavy price, nearly loosing the Santa Maria Beach facility in a tropical storm.

VIDEO LOG:  Santa Maria Seawater Extraction

Seawater Extraction pipeline:  This was an RBF Consulting plan in close collaboration with TSG Water Resources in Florida (plant operations).  This system consisted of 3 well heads embedded directly below the amazing crescent shore line at Santa Maria beach.  The well shafts were lined with Stainless perforated casings reaching pumps 30+ meters below sea level.  The 3 HDPE lines converged on a pump vault and then conveyed seawater in a single 14” line under a highway (HDD) to the existing RO Plant facility above the development.  The overall transmission of seawater was over 70m of head.

VIDEO LOG:  Highway Underpass

The Highway Underpass project was one of the most significant undertakings in the horizontal phase of the development.  This was not only the first impression to guests but is was to be an unrivaled arrival experience and main gate to the development!  The project design was lead by RBF Consulting, Girvin Associates and many more countless design and consulting professionals.  The project took approximately 14 months to complete and involved working with the SCT (the equivalent of the US DOT) and other local, state and federal agencies for this complex and beautiful transformation of a section of otherwise bland highway.

VIDEO LOG:  Rock bolt & Tie Rod Retention

The Club Villa development was located in a secluded ocean front cove between the Santa Maria beach bluff and adjacent to the exclusive Maravilla beach club.  The exquisite experience for this section of the development was to be similar to that of a dense vertical European seaside village.  The challenge involved removing large volumes of rock, stabilizing existing fractured rock and pinning a series of intertwined decorative and lavishly landscaped tiered walls and planters towering over 12m (nearly 40′) in overall height.  Two custom home lots were included; perched high on the Santa Maria hillside along with exclusive condo pads.  The challenge was met working with RBF Consulting, Ninyo & Moore geotechnical engineers, local engineers and contractors.
